I recommend starting early and touching base with a Realtor and mortgage person you are comfortable with as early as possible. Even if you are not ready to buy for a year, there may be credit issues you can clean up, or housing details you never considered that can widen the overlap of your wants with market realities. Getting accurate information early on can help formulate healthy pre-conceptions. You do not have to use a Realtor to buy a home any more than you need a mechanic to change your oil, but if that is the type of service you would like I would recommend keeping your Realtor close. Not just when you are ready to buy, but right from the "I wonder what the market is doing..." start. Best of all it's free.
